Facility Condition Assessments
Connecting asset intelligence with operational strategy across every facility in your portfolio.
A Facility Condition Assessment (FCA) is a systematic evaluation of your building’s assets, systems, and subsystems. It tells you what you have, its condition, and what needs to happen next, ranked by risk, cost, and urgency.
For organizations managing complex, geographically distributed portfolios, a traditional FCA only tells part of the story. FCA PortfolioPro extends beyond single-building assessments to evaluate assets across diverse, multi-site portfolios. It combines asset intelligence, operational expertise, advanced technology, and a Mobile Maintenance & Engineering (MM&E) framework to help you capture, consolidate, and proactively manage assets at scale.
The result is more than a report. It’s a strategic connection between asset condition and how your facilities are actually operated, giving leadership the insight to make smarter, faster, and more defensible decisions.
The Benefits of a Facility Condition Assessment
A well-executed FCA delivers four core outcomes.
Prioritize
Define risk-based repair and replacement schedules informed by real asset data. Focus capital and maintenance resources where operational risk is highest.
Audit
Build an accurate, verified inventory of every asset across your facilities. Know what you have, where it is, and what it’s worth.
Diagnose
Surface physical and functional deficiencies across building systems and subsystems before they escalate into failures, safety incidents, or compliance exposure.
Inspect
Uncover property damage, deferred maintenance, and safety hazards through methodical on-site evaluation. Findings are documented with the precision teams need to act, and the credibility leadership needs to fund action.

Three Levels of Assessment, Built Around Your Needs
Not every portfolio requires the same depth of assessment. C&W Services offers three levels to match your goals, budget, and timeline.

Level 3: Work Scope
A foundational review documenting the work scope for assessed assets. The right starting point for organizations establishing a baseline before committing to deeper investment.
Level 2: Work Scope, Maintained Condition, Equipment Inventory, and Repair Costs
Adds condition ratings, a verified equipment inventory, and repair cost estimates. Designed for clients who need to prioritize near-term repairs, validate their asset register, and build a credible maintenance budget.
Level 1: Full Assessment
The most comprehensive option. Includes everything in Level 2, plus replacement priority scoring and capital project recommendations. Purpose-built for multi-year capital planning, mobile service strategy development, and executive investment decisions.
What to Expect: Assessment Timeline
Our standard FCA engagement runs approximately 120 days from signed agreement to delivered report, across three structured phases.
Mobilization: 30 Days
Scope alignment, team assignment, and planning. This phase establishes site-specific assessment plans, confirms data collection protocols, procures equipment, and conducts a risk review. A dedicated kickoff call ensures full alignment before fieldwork begins.
Data Collection: 60 Days
Field teams conduct site walks, visual inspections, equipment data collection, and condition assessments across all in-scope assets. Weekly governance oversight ensures quality and consistency. For multi-site engagements, teams are staged and sequenced to move efficiently without disrupting operations.
Report Development: 30 Days
Field data is aggregated, analyzed, and refined into a final assessment report. Deliverables include prioritization rankings, condition ratings, life-cycle projections, capital planning recommendations, and, where applicable, mobile maintenance deployment modeling. The report is structured for immediate use by facilities, finance, and leadership teams.
See It in Action
C&W Services has delivered FCA engagements for clients managing healthcare campuses, rural branch networks, government installations, and industrial facilities. Here’s what that work looks like in practice.

Rapid Assessment Across 88 Locations: Financial Cooperative
A financial cooperative with 88 branch facilities across five states lacked a complete asset inventory and had no structured capital planning foundation. C&W Services completed all 88 locations in 36 days, documenting 2,115 assets and identifying approximately $65,000 in immediate repairs and $200,000 in near-term capital needs. The engagement also delivered a scheduled preventive maintenance program with accurate resource demand calculations.

Data-Driven Lifecycle Management: Healthcare
A leading diagnostics and healthcare company needed accurate asset visibility across 25 facilities nationwide. Their CMMS data existed but lacked accuracy and regular updates. C&W Services assessed 3,875 assets, integrating CMMS records with on-site inspections to build a verified registry. The assessment found 48% of assets had exceeded their useful life, with 20% of critical assets requiring immediate replacement. The final report provided a prioritization matrix and order-of-magnitude costing for approximately $19 million in capital replacements.
